New Sailboat Neighborhood (Inexpensive) in Punta Gorda, FAST ACCESS!
A neighborhood that has historically been known for shallow waters and small boats has just had their channel dredged for the first time since its creation back in the late 60’s. Known as Pirate Harbor in South Punta Gorda (just due north of Burnt Store Marina). This little know neighborhood is barely noticeable from Burnt Store Road and has been a well kept secret by its residents for a long time and that’s they way they like it. This neighborhood has an island type of lifestyle literally on the waters edge with immediate access to Charlotte Harbor and the Gulf. What I mean is in 5-10 minutes you are looking at the open waters of the harbor with the Gulf only 11 miles or so with entrance via Boca Grande Pass.
The dredging operation has been fighting its way through environmentalists and government factions for over 20 years. The neighborhood over that time has had a small fee built into their taxes that has accumulated over time to pay for it so there is no special assessment! And the dredging is nearly complete but the public does not know of the value shift yet and that you have the absolute best and quickest access to southern waters at a very cheap price.
Pirate Harbor is a beautiful place to live. Situated on the harbors edge you only have a 5 to 10 minute boat ride to enter the harbor. Canal depths behind the houses and lots average 6-10 feet or more for the most part. The area that has been dredged recently was to be 4.5 feet Mean Low Water. I recently road my boat through the newly dredged channel and found a solid 5 feet in most places and sometimes more on a slow incoming tide, slightly above mean low tide. As of this writing, October 31 2019, they were still finishing up the dredge. I will be checking repeatedly on channel depths.
This is really big news! Lot prices are low and over-size. Most are 100 feet on the water and 110’ deep! This is the perfect place for a sailboat of less than 35 feet with a shallow draft keel, which most prefer in these parts.
Sailors with a deeper keel, say 6 feet might still consider this neighborhood if they are mainly blue water sailors. Meaning that they depart on a long journey and pick their tides coming and going. Waiting for a high tide that adds 2-3 feet will allow deeper draft boats.
Of course, this is big news for Sportfishing Boats! Wow, 5 minutes to the harbor and you are putting the throttle down for off shore fishing. Any type of power boater should be excited about this opportunity.
Pirate Harbor has always been known as a fishing community but now will cross over to all types of boating. The prices are INEXPENSIVE! An undeveloped lot with 100 feet of seawall can sell for as little as $100,000. Homes often sell for under $300,000 but most sell above $400,000 and many over $1 million.
