Punta Gorda is one of the best locations in all of south Florida for sailboat access homes. Not only is it one of the best it also has some of the least expensive sailboat water front homes in the entire state! Most waterman that come to town never discover many of the neighborhoods that are least expensive. In fact, many of the realtors don’t even know they exist or are not so motivated to introduce these properties to their customers because of their low selling point. Sailing neighborhoods such as Punta Gorda Isles and Burnt Store Isles get all the attention and for good reason because they are so beautiful and close to town. However, there are very nice neighborhoods at lower price points but they are different in some ways.
Let’s take a look at where I am talking about:
Alligator Creek Sailboat Accessible Homes (you can find the available homes on my website under the Sailboat Homes Tab)
There are many sailboat accessible neighborhoods that exit into Charlotte Harbor via Alligator Creek. First, Alligator Creek is maintained to a depth of 6 feet mean low water and is a slow speed restricted water system for the majority of it which is a good thing. Within the boundaries of the creek are several neighborhoods with different names and different features.
Pelican Pointe: A very small enclave of manufactured homes. A tidy pretty little area with excellent water depth and good water width for a variety of sailing and power craft. It is quick access to the harbor under 20 minutes! These homes come at a low price point as well. For example, a listing at 4190 Pelican Pointe Drive is asking $300,000 for a 1900sf home built in 1998 with 270 feet of waterfront! A lower priced home is 4401 Pelican Pointe for $215,000 with 1400sf, built in 1995 and boasts 110’ of waterfront. Some folks place more value on the sailboat and just want a place to store it and have a place to come back to. These are great options and this neighborhood is close to town.
By The Sea: Another neighborhood located near Pelican Pointe is “By The Sea”. It has a primo waterfront location and is located at the end of Almar on a street named River Bay Drive. This is also a manufactured home community.
Windmill Village: This is a very popular manufactured home community located off of Rio Villa Drive. It is quite beautiful and boasts many amenities. It also has a boat basin and two streets have waterfront homes. These streets are known as Windmill Blvd and Alligator Ave. If you take a look at an aerial view of this neighborhood you will see a lot sailors live here!
San Sebastion Harbor: This neighborhood is located off of Rt. 41, Tamiami Trail and is at the very top end of Alligator Creek. It is the neighborhood that is furthest from the harbor on the creek. The homes are conventional Florida style homes and the neighborhood has a quaint, laid back feel. There are 3 streets; Singapore, Barnegat and Riviera. It is considered a sailboat accessible home and has no bridges. However, there are some shallow spots along a narrow stretch of the passageway out of the neighborhood. I verified this myself one winter day in my boat. With that said, it is very limiting for most sailboats.
Riviera Lagoons: This is the general name for a large diverse area of homes off of Alligator Creek. Some of these areas are conventional Florida style homes, some are manufactured homes and some are a mix of both. In general, the price point of the homes here is lower than most other areas. It is close to town, close to the harbor and most that live here simply love it! Generally speaking you will find excellent water depth, 6 feet or deeper off your dock and sufficient canal width for many styles of boats. You will see a variety of sailing vessels and an occasional trawler, sportfisherman or other deeper draft boat.
